INVESTMENT CRITERIA

PRODUCT TYPE AND GEOGRAPHY

We invest in multifamily assets throughout Florida that present value-add upside or stabilized with strong in-place cash flow with management inefficiencies

CLASS

We invest in B and C+ assets, ranging from 20 to 150 units per property

NEIGHBORHOOD AND DEMOGRAPHICS

We seek to identify primary and secondary markets with median incomes in excess of $35,000 with good rated schools, easy access to major thoroughfares and employment centers

EXCLUSIONS​

We do not invest in LIHTC, Section 8, or daily rental properties

RETURNS

We expect an 18% IRR, 8% Cash on Cash and 2x Equity Multiple

OUR APPROACH

Our focus is to identify income producing multifamily properties in growing primary and secondary markets throughout the Southeast.  We seek out deals that have strong in place cash-flow and either offer a value-add strategy or management and operational upside.  Our goal is to maximize NOI and produce the highest return possible for our investors while providing safe, well maintained affordable housing options for our residents.

By being immersed in the multifamily industry for over 15 years, not only do our principals have a strong understanding of the target markets, we have also created deep relationships within the community.  This is the core foundation of our business and because so, we have access to many off-market, direct to seller deals and are on the short list of many brokers. 

  

Our strategic capital partners consist of family offices, high net worth individuals and LP investors with like-minded investment goals.  We are relationship focused and look to align ourselves with select partners to enhance the long-term value of our portfolio.  We either act as the direct GP or through strategic partnerships will Co-GP on larger transactions.  

​Our collaborative approach, industry experience, creative ancillary income ideas and focus on resident retention help to maximize returns to our partners and are the keys to our success.
