IDENTIFYING DEALS
With our complete internal database of all properties and owners in our target market, strategic relationships with brokers and direct lines to owners, we are able to identify off-market opportunities and get early looks at deals before they hit the market, giving us a competitive advantage.

UNDERWRITING & DUE DILIGENCE
A strong emphasis is put on key underwriting and operating metrics. Having underwritten over $10B of multifamily deals, it gives us the advantage to be able to easily identify anomalies in operations and financials and understand the upside. Our due diligence process includes an extremely detailed analysis including 100% unit interior walks and lease file audits while our third party vendors detect structural, roof and other issues that may impact our capex budget.

FINANCING & EQUITY
We are agency approved borrowers and have relationships with balance sheet lenders, bridge lenders and mortgage brokers to ensure we secure the best terms for our acquisitions under all deal scenarios. To complete the capital stack, we are able to secure equity from our deep network of family offices, high net worth individuals and LP partners. Southeast Property Group invests alongside our partners on every deal.

ASSET MANAGEMENT & REPORTING
We provide monthly, quarterly and annual reporting to go along with our distribution schedule. Each investor has a unique login to track progress on each deal. Southeast Property Group manages and oversees every aspect of the renovation process, leasing, resident renewals, refinance and sale decisions.
