Richard Shuster, MSA, CPA

Richard is a Co-Founder and Principal of Southeast Property Group.  Prior to the launch of this company, he held various roles in management consulting, capital raising, and direct investing into private operating businesses and real estate. He brings a diverse background in private equity, real estate, and early stage investing in a variety of sectors and geographies. 

 

Most recently, he formed 47 Capital Management, a private investment fund manager with multi-faceted real estate and private equity strategies. Prior to forming 47 Capital Management, he became an early partner in Grander Distribution (now Arise Bioscience), a wholesale and distribution business based in Boca Raton, Florida. As its Chief Financial Officer, he was responsible for financial reporting, capital budgeting, and capital raising activities of the company.   

 

Prior to Grander Distribution, Richard served as Vice President of Finance for ACM Capital Partners, a boutique managing consulting firm based in Miami, Florida. While at ACM, he led quality of earnings assessments, due diligence, mergers and acquisitions, and capital advisory engagements for top tier private equity and individual clients in Aviation, Manufacturing, Consumer Products, and Business service sectors. Prior to joining ACM, Richard served as Director of Vert Capital Corp (now Oreva Capital), a Los Angeles based private investment firm. Transaction types completed include; Corporate Divestitures, Management and Shareholder Buyouts, Recapitalizations, and Asset Purchases. Richard began his early career at Marcus and Millichap, where he focused on investment property sales in the South Florida tri-county area.

 

Richard’s academic background includes a Master of Science in Accounting from Florida International University, where he graduated Summa Cum Laude, and a Bachelor of Science in Accounting from University of Florida, Magna Cum Laude. Richard holds an active license in Certified Public Accounting from the Florida Board of Accountancy.

Joe Rubin, CCIM, MSRE

Joe is a Co-Founder and Principal of Southeast Property Group.  Prior to launching this company, he served as Director of Acquisitions for American Landmark Apartments, one of the fastest growing apartment owners in the nation having closed over $2.5 Billion while with them.  As an experienced veteran in the Multifamily industry for over 15 years, Joe quickly realized the industry is built on lasting relationships and has since made “building relationships” a major focus of his real estate practice. With an extraordinary ability, Joe possesses a special talent for connecting with people and therefore has manifested many strategic partnerships within the industry.

Having sat on all sides of the table, Joe has seen the complete life cycle of an investment from different lenses with roles in brokerage, asset management, dispositions and as a financial analyst and has completed transactions totaling over 25,000 units during his career.

​

By closing over 100 deals throughout the Southeastern United States, Joe brings a unique perspective to what it takes to get a deal done.  Over the years, he has been involved in different sub-sectors of the industry to include LIHTC, Section 8 housing, seniors housing as well as conventional deals ranging from as small as 8 units to 950 units.  Additionally, Joe has sold a number of assets with the Auction.com platform and ran the REO portfolio in Florida for Fannie Mae during the Great Recession.

Mr. Rubin received both his Master of Science in Real Estate and a Bachelor of Science in Business Management from the University of Florida. He also earned the CCIM (Certified Commercial Investment Member) designation and is a licensed real estate broker in Florida.

Julia Noel
CPM, ARM, CAPS

Julia is a Principal of Southeast Property Group and Managing Partner of SEPG Property Management. Julia brings a passionate 30+ year history in property management. She is a strategic and creative thinker with a strong work ethic who can build, align and guide a team towards set goals and assist them to achieve optimum performance. As a result, she has a proven track record of maximizing revenue and NOI for her owners and investors.

 

Julia has managed all types of properties in a multitude of states and regions throughout the Southeast. From a large portfolio of multi-family apartment communities throughout several states to running a portfolio of Fannie Mae REO’s, she has managed over 40,000 units during her career. Julia’s years of experience have produced and outstanding outcome with “turning around” value-add properties, budgeting and finance, overseeing major rehab projects, increasing profits, decreasing expenses through innovative practices and implementing many new ideas to increase productivity, moral, expense control and increasing revenue with creative ancillary income generation.​
